Seniors Home Adaptation and Repair Program open

Administered by Government of Alberta, Ministry of Seniors, Community and Social Services.

Alberta's only provincial home-repair money for homeowners, and it is for seniors only. A low-interest home equity loan of up to $40,000, or — if you do not qualify for that loan — a grant of up to $5,000 a year.

What it pays

No published cap — and that is the honest answer

SHARP has two arms with different ceilings and they are mutually exclusive, so there is no single figure. The loan tops out at $40,000 and the grant at $5,000 a year and $15,000 in a lifetime. Adding them would describe money nobody can receive.

The loan

Money you pay back, secured against your home.

Maximum
$40,000
What it is
low-interest home equity loan
Interest rate
4.45%
How the interest works
Simple interest, charged only on the original amount. Reviewed and possibly adjusted every April and October.
Income ceiling
$75,000
Equity you must keep
25%
Repaid when
No monthly payments. The loan becomes due when you sell, stop being a registered owner, or the home stops being your primary residence.
Security taken
A caveat is registered against your land title.

The grant

Money you keep — but only if the loan is closed to you.

Maximum a year
$5,000
Maximum in a lifetime
$15,000
Minimum project
$500
Benefit year
1 July to 30 June.
Who it is for
Only for seniors who do NOT qualify for the loan. You still submit the loan application to be considered.
Income ceiling, single senior
$32,690
Income ceiling, senior couple
$53,800
How the income is counted
Total annual income. Published under Income eligibility on the grant page and repeated on the main SHARP page; the same deductions the loan allows apply.
If you are turned down after signing
If you sign a contract for the work and are then found ineligible for a loan, you may cancel. You must have applied to SHARP within 45 days of signing, you must cancel within 30 days of being told you are ineligible, and the contractor must refund what you have paid within 15 days.

The thing most pages get wrong

The loan and the grant are alternatives, not layers. The programme states that if you meet all loan eligibility requirements and have sufficient home equity, you are not eligible for a grant. The grant exists for seniors the loan cannot reach.

And the second thing

The grant funds repairs, not upgrades. Its own page says only basic and essential repairs may be funded, and that renovations or upgrades are not considered. A failed furnace is covered; a more efficient one is not.

This programme by upgrade

Every programme that pays toward the same upgrade, side by side.
